What You Should Know About Short Sale and Foreclosure

It is not uncommon to see a price listing for a home that you consider too low for the neighborhood. You must know that buyers follow short sales to get a superior deal. Before you agree to that low price you should find out from your agents if the home is a short sale. Making an offer on a short sale, pre-foreclosure home is not unheard of but you must know the factors working behind it. There are many cases of Minnesota real estate buyers and Minneapolis short sale buys that I personally encountered where buyers had to wait up to six months even to close on a short sale.

A short sale is the lender accepting a discount payoff in order to free a debtor of a prevalent mortgage. Having a property listed with short sale terms means that even if the seller accepts your terms, the lender may or may not accept this offer. Be aware that the seller need not be in default to have stopped making mortgage payments before a lender will consider a short sale. A lender may consider a short sale if the seller is current but the value has fallen. The seller may have over-encumbered, owe more than the home is worth, so a discounted price might bring the price in line with market value, not below it.  The lender is basically the one paying out the commission regardless of the commission the seller has said to pay. The seller is not getting any money with which they can pay a commission. The lender will most likely discuss the commission directly with the listing real estate broker since he is losing money, then talk about who will share the commission with the agent. Obtaining a home inspection is extremely important for the buyer and you will also need to pay up for other kinds of inspections.

Normally lenders will not agree to such a sale unless the seller is able to repay the deficiency of your sales price and the existing loans. Most sellers will also be asked to provide a hardship letter. The amount of debt is forgiven but the sellers may owe some pending taxes. The lender will need a time frame from you in which to respond and following that you will be allowed to cancel. The paperwork can sit on someone’s desk if the lender is under no pressure to make a decision.

You should do a little research on your own before making a purchase offer. A real estate agent can figure out more information on the lender and give you enough facts to decide on what kind of offer to make. You should make sure you get an agent with short sale experience that will benefit you. It’s makes matters much worse if your agent has no experience in that area. An experienced agent will make efforts to protect your interests and accelerate your transaction. You will require someone who can manage timely and regular follow ups on your behalf.

Setting Your Homes Listing Price

When it comes to buying a home, most home buyers will filter the homes they are interested in by listing price. When buying a home the price is typically the number one criteria for choosing which home to buy. Ultimately it is the buyer that determines the selling price of your home. So how can you get the most return on your investment when selling your home? The simple answer to this question is educate yourself on the local real estate market. Finding local real estate information is fairly simple to obtain and easy to interpret.

One of the best places to start is to look on the Internet and see homes for sale in your general area. Filter the homes you look at by the amenities and attributes of your own home. This should give you a general price range of what others are asking for their home. Another method is to contact a real estate agent and ask them to provide you with a CMA, comparative market analysis. A CMA analyses is great to have and it offers valuable information on the past and current real estate market.

Obtaining a CMA is easy and typically free. Of course the real estate agent provides a CMA in hopes of listing your home. A great way to get several CMAs to compare is to contact several real estate agents and have them all do a CMA on your home. Review the information and list your home with the real estate agent that provided you with the most informative and comprehensive CMA. If they did a bang up job on gathering that information chances are they will do a great job in marketing your home.

Keep in mind that the real estate agent does not set the price of your home. That is completely up to you. Gather the facts and make the best decision you can when setting your price. If the real estate market is strong and your home does not sell or get much traffic that may be a sign that you priced your home to high. The key to selling your home in a reasonable amount of time is correct pricing and the real estate market reacts quickly to homes that are priced well.

Find A Real Estate Agent

It\’s easy to find a real estate agent. Just put a for sale sign in the yard and wait for the phone to ring. The question is, how do you find a GOOD real estate agent? You can start with the newspaper.

Pick up the Saturday or Sunday paper – whichever day they have all the homes for sale in your area. You can also collect a few real estate guides to look through. Browse the listings to find properties similar to yours. If you are selling a cabin, you want to look for cabins for sale. If you are selling a lakefront mansion, look for those.

When you find similar properties, note the names and numbers of the agents that are selling them. The idea here is to find a real estate agent that has experience with your type of property. An agent that has all the million dollar homes may not be the best to sell your mobile home, for example. You want agents that have sold or are selling several properties like yours.

What To Ask A Real Estate Agent

1. When you call the agents – and it\’s best to call several – you want to verify that they do have experience selling properties like yours. Ask for examples.

2. Ask what they do to market a property. Any agent can place an ad and put your home in the multiple listings. Do they have existing leads – people looking for properties like yours? Do they let other agents know about your property?

3. Do they show their listings very often? Many agents just list real estate for sale and let others sell it for them. It\’s more profitable for them, but not for you. If they are a good salesperson, you want them to be going through the house with potential buyers.

4. Do they do their own closings? Again, it may be better for them to delegate this part of the process, but it isn\’t better for you. You want the same person to be there through the whole process. You want one person to call. Things go wrong all the time in real estate, so don\’t complicate it further by having more people involved.

Most real estate agents will probably argue these points. That\’s okay, but be aware that there are other things they won\’t tell you too. For example, did you know that open houses are primarily a prospecting tool for real estate agents? In fact, new agents (not the listing agent) are often given the job of hosting your open house, so they can find buyers to work with. It isn\’t expected that they will sell your house in the process.

Also understand that when you see ads for homes for sale, and they don\’t have prices, it is a prospecting technique. When that buyer looking for a $100,000 home calls on your $300,000 home, the agent isn\’t going to make him able to afford your home. The whole point was to get him to call so he could sell him ANY home. Meanwhile, other potential buyers for your home skipped over the ad – there are enough homes WITH prices to look at (insist that ads for your property have the price listed).

Trust your intuition when choosing an agent. If you don\’t feel comfortable with an agent, it\’s possible potential buyers won\’t either. And ask the right questions. You don\’t just want to find a real estate agent you like. You want to find the right agent for your property.

Recent years have seen the sub-prime mortgage explosion, plummeting home prices, a record number of foreclosures, and agents leaving the profession in droves. And, while all of this is certainly true, it is actually good news for the agents who remain. Don’t believe it? Here are three reasons that real estate is still a great career.

The first reason a career in real estate is still a great move is that many of the speculators and questionable prospects have been flushed out of the market leaving mostly serious and qualified buyers. Almost every agent has stories of working endless hours dragging around questionable clients looking at property they could not afford.

The second reason remaining agents should be grateful they stuck with it is because of the many agents who did not. So many of the agents who have left the profession were only doing a few deals a year anyway and the net result of their leaving is that the agents who remain have a better chance of working enough deals to make a decent living. What this means for the agents who have stayed is more prospects with less competition.

Finally, as the internet has matured and become an integral part of the home shopping experience, many people predicted the end of the real estate agent but this seems far from how things have turned out. While it is true that nearly everyone begins their search for a home online, this is only the first step in a process that culminates with the buyer contacting an agent. And, because these buyers have already seen for themselves what the market looks like, they are much easier to work with.

Contrary to what you may have heard, working as a real estate agent is still a profitable, rewarding, and worthwhile career. And, not only is this so despite the current economy, but also because of it.
